Consider Adding an Extra Bedroom to Boost Home Value

East Tennessee homeowners are even more thrilled with their investment as residential prices jumped more than 20 percent in the past year, selling for a median price of about $280,000.  Redfin, a national real estate brokerage, says many homes locally are selling above list price and going quickly – about 48 days after listing.

If you’re living in a home you love, you probably are not in any hurry to sell.  But maybe there are things you would like to do to your home to make it even more livable.  At Garrett Construction & Remodeling, we are talking to homeowners every day about improvements and, in many cases, we’re making their dreams come true.

Areas with high interest are adding a guest bedroom, new children’s space, or completing a space over the garage as a teen bedroom. Depending on the size of your family, all your current bedrooms might be in constant use.  Kids are living there. Maybe they’re sharing a room and need their own. Maybe one had to be turned into a home office. Right now, you say, there is really no place for house guests to stay.  You need another bedroom. The solutions are endless.

Adding on to your house not only gives you much needed room, but it also adds to your home’s value.  Bedrooms, in particular, can have a significant impact on home prices. Experts say a bedroom can add $8,000 to $10,000 to the sales price of a smaller home and even more to a larger residence.

We routinely help homeowners make decisions about a room addition.  For example, when you consider a ground floor bedroom addition, you need to determine if adding another bedroom in the location you’re considering makes sense. If the only available spot for your bedroom addition is right off the kitchen, or requires walking through another bedroom to access it, that could lower the value of the addition.  In some cases, homeowners may also run the risk of “over improving” their home, creating value that exceeds that of other homes in the neighborhood.

These are just a few of the major considerations in deciding whether to add a bedroom.
